Expert Loft Conversion Builders in Thaxted

In Thaxted, timber-framed houses with steep clay-tiled roofs line Town Street, Newbiggen Street and Bolford Street, while post-war closes and newer estates sit around the edges. In the old centre, a loft conversion in Thaxted usually means careful work inside an old roof. On the newer houses, it can mean a full rear dormer.

John’s Brickwork started with bricklaying, and our own Essex team still does that work on every loft we build. We prepare the design, and if your project calls for a certificate or planning application, we can put it in for you.

Loft Conversions for Thaxted Homes

Thaxted is a small town with an unusually large share of historic buildings, so the first question on many houses is whether the building is listed. Local homes tend to fall into these groups:

  • Timber-framed houses in the old centre. Town Street, Newbiggen Street, Stoney Lane and Mill End have many houses from the 15th to 18th centuries. Steep roofs can give good headroom, but the old timbers need careful assessment, and listed houses need listed building consent for work that affects their character.
  • Cottages and terraces off the main streets. Smaller roofs here often suit rooflights more than dormers, especially where the house is inside the conservation area.
  • Post-war houses on the edge of town. Closes such as Weaverhead Close have plainer pitched roofs, which often suit a full rear dormer.
  • Newer estates. Recent houses often have shallower roofs and trussed rafters, which can limit headroom. We measure before suggesting any design.

Planning decisions for Thaxted properties sit with Uttlesford District Council. Postal addresses here use Dunmow as the post town, but the council is the same.

Why Choose John's Brickwork

Every loft conversion is structural work first. New steels and stronger joists support the floor, and we build any gable or dormer cheek so it bears properly on the walls beneath. Because we started as bricklayers, that part of the job stays with our own team. In a town of old roofs and soft historic brick, matching materials and respecting the existing structure matter more than speed.

  • Start with a free survey. We look at the historic roof, measure the usable height and work out where the stairs could go before discussing designs.
  • Masonry handled in-house. The bricklayers in Essex who work on your conversion are part of our team, not subcontractors.
  • Help with the paperwork. We put together the drawings and coordinate building control. For projects requiring a certificate or planning application, we can take care of the council submission for you.
  • Your price confirmed in writing. After the free survey, we tell you exactly what the agreed work will cost, with nothing hidden.

Our Loft Conversion Services in Thaxted

Velux conversions and rear dormers suit most Thaxted homes. Rooflights keep historic roofs looking as they do now, while dormers give more room on the post-war houses. There are fewer local opportunities for hip-to-gables, L-shaped dormers or mansards.

Velux Loft Conversions in Thaxted

With a Velux loft conversion, we fit windows into the roof as it stands, creating a usable room while leaving its outline alone.

Many of Thaxted’s older roofs are steep, so the height may already be there. Measure from the ceiling joists to the ridge: around 2.2 metres is needed for a comfortable room. In the conservation area, rooflights that sit close to the slope are usually still permitted development, but we check the council’s records for any Article 4 direction on your street. On a listed house, rooflights need listed building consent.

  • Keeps the roofline unchanged.
  • Lowest cost and shortest build of the five types.

Dormer Loft Conversions in Thaxted

A dormer loft conversion extends the back of the roof with vertical walls and either a flat or pitched covering, giving the new floor proper standing height.

It suits the post-war closes, where the plainer roofs give room for a full-width dormer. Inside the conservation area, a dormer needs planning permission, and a small pitched dormer in tiles to match is often easier to agree than a wide flat-roofed box.

  • You can stand upright through most of the new room.
  • Can give you a bedroom with space for a shower room too.

Mansard Loft Conversions in Thaxted

To create a mansard loft conversion, one roof slope becomes a steep wall topped by an almost level roof, making space close to another storey.

A mansard nearly always needs planning permission. In the historic centre it is unlikely to fit the character of the streets, so it is usually only worth discussing on a larger detached house away from the conservation area.

  • Space approaching a complete additional storey.
  • Expect to seek permission and allow more time for the work.

Hip-to-Gable Loft Conversions in Thaxted

For a hip-to-gable loft conversion, we replace the sloping roof end with an upright wall, opening up enough length for a conventional staircase.

Thaxted has fewer hipped semis than the larger Essex towns, so this suits only some houses on the edge of town. Where it fits, it is usually paired with a rear dormer and kept within the 50 cubic metre allowance.

  • Extra length for the stairs.
  • We build the gable ourselves in brick chosen to complement the house.

L-Shaped Dormer Loft Conversions in Thaxted

An L-shaped dormer loft conversion links two rear dormers: one in the main roof and one above the house’s two-storey back addition.

Few houses in Thaxted have the Victorian back wing this design needs, so it is rare here. We would only suggest it where the survey shows that wing.

  • Your house must already have a two-storey back addition.
  • Provides more space than the other dormer options.

Choosing between them

For different Thaxted properties, a sensible starting point is:

  • Listed or timber-framed house in the old centre? Start with rooflights, and talk to us before anything is drawn.
  • Post-war house in a close on the edge of town? Look first at a dormer across the rear slope.
  • Hipped semi? Consider building out the hip and adding a dormer at the back.
  • Larger detached house outside the conservation area? We can discuss whether a mansard would work.

If your roof cannot provide all the room you need, we can instead look at our home extension services in Essex or building renovation services.

Loft Conversion Costs in Thaxted

National 2026 guides put most Velux conversions at £22,500 to £30,000 and rear dormers at £40,000 to £60,000. These are national budgeting figures, not Thaxted prices. The type of conversion sets the base, then the loft size and the structural work move it up or down:

  • Velux conversion: £22,500 to £30,000
  • Rear dormer: £40,000 to £60,000
  • Hip-to-gable: £50,000 to £70,000
  • L-shaped dormer or mansard: £50,000 to £80,000

In Thaxted, old timbers that need repair, handmade clay tiles, a planning or listed building application, and narrow access for scaffold in the old streets can each add to the cost.

Treat the ranges as an initial guide. Once we have measured your loft, we will put your fixed price in writing.

Planning Permission and Building Regulations in Thaxted

Outside the conservation area, many loft conversions are permitted development and need no planning application, provided they meet all of these national conditions:

  • No more than 40 cubic metres of extra roof space on a terraced house, or 50 cubic metres on a semi-detached or detached house. Earlier roof additions count towards this.
  • No higher than the existing roof ridge.
  • No extension of the front roof slope that faces the road.
  • Materials similar in appearance to the existing house.
  • No balconies, verandas or raised platforms.
  • Side-facing windows obscure-glazed and non-opening below 1.7 metres from the floor.

Uttlesford District Council’s Thaxted Conservation Area covers the historic centre, and many of its buildings are listed. Inside the conservation area, dormers, hip-to-gables and mansards need planning permission. Rooflights that sit close to the slope are usually still permitted development, and we check the council’s records for any Article 4 direction on your street.

Listed buildings need listed building consent for work that affects their special character, and a loft conversion inside an old timber roof nearly always does. Homes within a listed building’s grounds should be discussed with the council before any work is planned. Flats have no permitted development rights for roof work.

Where no application is needed, we still recommend a Lawful Development Certificate. Before building begins, the council confirms in writing that your proposed work is lawful.

Building regulations approval covers the structure, fire escape, stairs, insulation and ventilation. If a steel will sit in a wall shared with next door, a party wall notice must be served at least two months before work starts.

How a Loft Conversion Works with Us

A dormer without a planning application typically takes around five months from the survey to completion. Set aside two to three months for the drawings and consents, then 10 to 12 weeks for construction; a Velux-only job usually takes 4 to 6 weeks. Planning or listed building consent adds the council’s decision period. Choosing the room layout and stair position at the outset helps avoid delays.
  • Free survey. We measure the height, inspect the old timbers and discuss possible stair positions.
  • Written quote. Your quotation sets out the full scope and fixed figure.
  • Drawings. We prepare the plans alongside a structural engineer’s steel calculations.
  • Council stage. Where a certificate, planning application or listed building consent is needed, we can submit it for you to Uttlesford District Council.
  • Regulations and adjoining-owner notices. We arrange the building regulations submission and help you prepare notices for adjoining owners.
  • Construction. Our bricklayers and carpenters carry out the conversion.
  • Sign-off. The completion certificate follows building control’s final inspection.

Frequently Asked Questions

On 2026 national guide prices, a Velux conversion costs about £22,500 to £30,000 and a rear dormer about £40,000 to £60,000. Old timbers, clay tiles and consent applications can add to that. We confirm your fixed price once the free survey is complete.
Often, yes, but you need listed building consent for work that affects the building's character. In an old timber-framed roof, rooflights and a careful floor structure are usually the starting point. We arrange the drawings and, where an application is needed, we can submit it for you to Uttlesford District Council.
For a dormer, hip-to-gable or mansard, yes. Rooflights that sit close to the slope are usually still permitted development, but we check the council's records for any Article 4 direction on your street before anything is designed.
Thaxted addresses use Dunmow as the post town, but both are in Uttlesford. Uttlesford District Council handles planning, while building control applications can go to the council or an approved inspector. Where a certificate, planning application or listed building consent is needed, we can submit it for you.
Usually, yes. The roof work is done from scaffolding and from inside the loft, so you can carry on living downstairs. The dustiest stage is opening the ceiling for the staircase, so we agree that day with you beforehand.
