Expert Loft Conversion Builders in Laindon

Laindon’s streets mix individual houses on older roads, estate terraces and semis, and newer homes around the Laindon Centre. A loft conversion in Laindon can add a bedroom, a shower room or a home office without moving away.

John’s Brickwork is an Essex firm that grew out of bricklaying. We handle the plans, submit any certificate or planning application that is needed, and our own team builds the conversion, from the steels to any new brick gable.

Call John’s Brickwork on 07449 792998 and we’ll survey your loft free of charge.

Loft Conversions for Laindon Homes

Your house type usually points to the right design. These are the main types we see:

  • Individual houses on older roads. Some roads have one-off homes on their own plots. On Wash Road, a planning application to raise the ridge of a house and form a second storey, validated in October 2026, is awaiting a decision with Basildon Borough Council.
  • Houses with existing dormers. Enlarging an old dormer can make a cramped first floor far more usable. A planning application on Claremont Road, validated in October 2026 and still awaiting a decision, proposes an enlarged rear dormer and an additional front dormer, and the front dormer is why an application is needed.
  • Estate terraces and semis. Terraces usually suit a rear dormer within the 40 cubic metre limit, and hipped semis a hip-to-gable.
  • Flats and maisonettes. These have no permitted development rights for roof work, and leaseholders need the freeholder’s consent too.

Basildon Borough Council decides planning applications for Laindon and neighbouring Langdon Hills.

Why Choose John's Brickwork

A loft conversion relies on the structure beneath it. Steels carry the new floor, joists are reinforced, and on a hipped semi the sloping end of the roof is rebuilt as a brick gable. We began as bricklayers, so that part of the job never leaves our hands. On Laindon’s estates, where houses in a row often share a design, a gable that matches the original brick keeps the street looking right.

  • A free survey first. We look at the timbers, the height under the ridge and where a staircase could land, then talk you through the options.
  • Gables laid by our staff. Your new gable is built by our own bricklayers in Essex, not a subcontractor.
  • Plans and approvals handled. We deal with the drawings, the council and building control.
  • A fixed written price. You get it in writing once we have seen the loft, and it does not creep up later.

Our Loft Conversion Services in Laindon

Rear dormers suit the widest range of Laindon homes, from estate terraces to individual houses on older roads. Larger plots make a mansard more realistic than on most estates, hip-to-gables open up hipped semis, Velux rooms suit taller roofs, and L-shaped dormers fit only a few houses here.

Dormer Loft Conversions in Laindon

A dormer loft conversion in Laindon extends the rear roof slope with vertical walls and a flat roof, giving standing height across most of the room.

It is the usual design on the town’s terraces and on houses with gable roofs. Within the volume limits, a rear dormer is often permitted development. Enlarging an existing dormer counts towards the same allowance, so we measure any earlier additions at the survey.

  • Standing height across most of the floor.
  • Often enough floor area for an en-suite.

Mansard Loft Conversions in Laindon

A mansard loft conversion in Laindon rebuilds the rear roof at a steep angle with a flat top, adding close to a full extra floor.

A mansard nearly always needs planning permission. On a detached house on a wide plot, it can be a realistic alternative to raising the whole roof, though the council will look at how it sits beside neighbouring homes. On estate terraces it is much harder to justify.

  • Nearly a whole extra storey.
  • Nearly always needs a planning application and a longer programme.

Hip-to-Gable Loft Conversions in Laindon

A hip-to-gable loft conversion rebuilds the sloping side of a hipped roof as an upright brick gable, which lengthens the loft so a staircase fits.

It suits Laindon’s hipped semis and detached houses, and it is nearly always paired with a rear dormer. Together on a semi they normally fit the 50 cubic metre allowance, and we check the figure at the survey.

  • Makes room for a proper staircase.
  • Our bricklayers build and colour-match the new gable.
  • Usually permitted development.

Velux Loft Conversions in Laindon

A Velux loft conversion fits rooflights into the existing slope without changing the shape of the roof.

It needs around 2.2 metres between the top of the ceiling joists and the underside of the ridge. Some of Laindon’s older and steeper roofs have that height. Laindon has no conservation area on Basildon Borough Council’s list, and rooflights close to the slope are normally permitted development, but we check the council’s records for any Article 4 direction on your street first.

  • Usually the cheapest of the five options.
  • Quickest to complete, and the roof outline stays the same.

L-Shaped Dormer Loft Conversions in Laindon

An L-shaped dormer joins a dormer on the main roof with one over a two-storey back wing, so both spaces become one room.

Few Laindon houses have that kind of wing, so this option suits only a small number of homes. Where it does fit, the total volume must still stay within the permitted development limit for the house type.

  • Needs a two-storey rear wing.
  • More floor area than a single dormer.

Choosing between them

A quick guide for Laindon homes:

  • Estate terrace or gable-ended house? A rear dormer.
  • Detached house on a wide plot needing a full floor? Ask about a mansard.
  • Hipped semi? Usually a hip-to-gable, paired with a rear dormer.
  • Tall roof and a modest brief? A Velux conversion may be enough.

If the loft can’t give you enough space, our home extension services in Essex and building renovation services can add more.

Loft Conversion Costs in Laindon

Based on 2026 national guides, a rear dormer or hip-to-gable usually costs between £40,000 and £70,000. Treat them as a national guide for budgeting rather than Laindon quotes. The type of conversion gives the starting figure, which then shifts with the size of the loft and the structural work:

  • Velux conversion: £22,500 to £30,000
  • Rear dormer: £40,000 to £60,000
  • Hip-to-gable: £50,000 to £70,000
  • L-shaped dormer or mansard: £50,000 to £80,000

In Laindon, rebuilding or raising an older roof, enlarging an existing dormer or adding an en-suite can each raise the cost.

These figures are a guide only. You receive a fixed written price once we have seen the loft.

Planning Permission and Building Regulations in Laindon

Many Laindon loft conversions are permitted development and need no planning application, provided they meet all of these national conditions:

  • No more than 40 cubic metres of extra roof space on a terraced house, or 50 cubic metres on a semi-detached or detached house. Earlier roof additions count towards this.
  • No higher than the existing roof ridge.
  • No extension of the front roof slope that faces the road.
  • Materials similar in appearance to the existing house.
  • No balconies, verandas or raised platforms.
  • Side-facing windows obscure-glazed and non-opening below 1.7 metres from the floor.

Basildon Borough Council’s conservation areas are in Billericay, Great Burstead, Little Burstead and Noak Bridge, so none covers Laindon. We still check the council’s records for any Article 4 direction on your street, and for planning conditions on estates that may have removed householder rights.

Raising a ridge or adding a full storey falls outside the loft rules, so it needs a planning application, like the one made on Wash Road. Front dormers facing the road also need permission, which is why the Claremont Road scheme went in as a planning application.

Where no application is needed, we still recommend a Lawful Development Certificate. The certificate is the council’s written word that the loft is lawful.

Building regulations approval covers the structure, a protected escape route, the stairs, insulation and ventilation. Where a steel beam will bear on a shared wall, the neighbours must get a party wall notice at least two months before work begins.

How a Loft Conversion Works with Us

Without a planning application, allow roughly five months for a dormer or hip-to-gable, from our first visit to the day you move in upstairs. Around two to three months goes on drawings and approvals, then the build runs 10 to 12 weeks, or 4 to 6 weeks for a Velux room. A planning application, for a mansard or a raised roof, adds the council’s decision time. Deciding early how you will use the room keeps the job on schedule.
  • Free survey. We measure the loft, inspect the timbers and work out where the stairs could go.
  • Written quote. Each part of the job is priced line by line, and the total is fixed.
  • Drawings. Our plans go to a structural engineer, who designs the beams.
  • Council stage. Where needed, we apply to Basildon Borough Council for a certificate or planning permission.
  • Building regs and neighbours. We make the building regulations submission and help you notify any neighbours on a shared wall.
  • Construction. The build is done by our own crew.
  • Sign-off. A building control inspector checks the room and signs it off with a completion certificate.

Frequently Asked Questions

National 2026 guides suggest £40,000 to £70,000 for most rear dormers and hip-to-gables, and £22,500 to £30,000 for a Velux conversion. Raised roofs, enlarged dormers and en-suites can add to that. Following a free survey, we give you a fixed price.
Possibly, but it needs a planning application or, in some cases, prior approval, because raising the ridge falls outside the permitted development rules for lofts. The council looks at the effect on neighbours and the street. A dormer or mansard can sometimes give similar space with less change.
Often, yes. A bigger rear dormer can usually be built within the permitted development limits, but the existing dormer counts towards the volume allowance. New or larger dormers on the front slope always need planning permission.
No. Basildon Borough Council's conservation areas are in Billericay, Great Burstead, Little Burstead and Noak Bridge. Most Laindon loft conversions follow the standard permitted development rules, though some estates have conditions we check first.
Basildon Borough Council deals with planning for Laindon and Langdon Hills. Where a certificate or planning application is needed, we can submit it for you and keep you informed until it is decided.
Usually, yes. The builders reach the roof by scaffold and work mainly in the loft, so you can carry on using the house. The dustiest day is when the ceiling is cut for the stairs, and we agree that date with you beforehand.
